Promote the property in Multiple Listing Service and within the real estate community
Show property to prospective tenants
Process applications to ensure tenants meet standards for approval
Prepare lease contracts and accept deposits
Perform move-in/move-out inspections

Accept rent payments
Respond to reports from tenants regarding repairs,
       maintenance and inquiries
Inspect the property for necessary maintenance work, arrange
       for repairs to be done by outside contractors in a timely,
       professional manner and inspect upon completion
Review and pay maintenance and repair bills
Prompt initiation of eviction process in response to delinquency to ensure        timely rent payments or fast reposession of property

Provide owner with a comprehensive, easy-to-follow report on the 15th of each month and deposit receipts in client's bank by the 12th
